Demolition in Nerja and Maro

Nerja combines a busy coastal town with a mountainous hinterland that falls inside a natural park, so a demolition here may be a tidy job on a town street or a long-access rural building on a slope.

In short

We demolish houses, villas, rural buildings and partial structures in Nerja and Maro, with manual and mechanical methods chosen to suit the access. Your técnico confirms with the ayuntamiento whether a declaración responsable or a licence applies; we carry out the work, remove the rubble and report in English.

What makes Nerja different for a demolition?

Nerja is the easternmost municipality of La Axarquía and has more than 14 km of coastline. Most of its territory, however, is taken up by the Sierra de Almijara and lies within the Sierras de Tejeda, Almijara y Alhama Natural Park. The north of the municipality is steep and cut by many ravines, and the Chíllar river comes down from the sierra to reach the sea by the town.

For a demolition this means the address largely decides the method. In town, the work is usually a house or older villa between neighbours, with limited parking for lorries. Up the slopes, it may be a rural house reached by a narrow track, where the size of the machine and the number of trips matter more than anything else.

Rural buildings near the natural park

Old farm houses, stores and annexes on the hillsides are typical requests from owners who have bought land and want to start again. Our finca demolition service covers this kind of job: assessing the track, deciding what can be done by machine and what by hand, and planning how the rubble leaves the site.

In Andalusia, land within 400 m of forest areas is in the Zona de Influencia Forestal, which carries fire-prevention duties under Ley 5/1999. On rural plots near the park, your técnico should take this into account when planning dates and site conditions, and we keep machines and cutting work organised accordingly.

Heritage and permits in Nerja

The Cave of Nerja has been a Bien de Interés Cultural with the category of archaeological zone since 2005. Andalusian rules allow most demolitions to proceed by declaración responsable, but protected buildings, protected settings and archaeological zones still need a licencia urbanística. For an ordinary town house this is unlikely to apply; for a plot in a sensitive area, ask your técnico.

Each ayuntamiento sets out its documents and deadlines in its own ordinance, so the exact paperwork for Nerja should be confirmed with your técnico or the town hall. Our guide on demolition permits in Andalusia explains the two routes.

Rubble from a steep site

On steep or narrow sites, rubble removal is planned before the first wall comes down: where the material is stockpiled, which vehicle can reach it, and how many loads that means. Concrete, masonry, wood and metal are separated as we go, taken to an authorised facility, and the receipts sent to you. See demolition and debris removal for how this is organised.

Keeping an owner abroad informed

Many Nerja properties are second homes. You can write to us in English, send photos of the building and its access, and we reply with questions and a written quote. During the work we send photos at each stage. For complete houses see house and villa demolition; if the property also has a pool to remove, our sister site covers pool demolition in Nerja.

Plots beside a ravine or the Chíllar: what changes on site?

Many rural plots in Nerja sit on the edge of a barranco or slope down towards a dry riverbed, and that changes the way a building is taken apart. Nothing is pushed over the edge: walls are brought down inwards, towards the plot, and the rubble is stockpiled on the flattest, most stable part of the land, well back from the bank.

Rain matters too. A sudden storm can wash loose material downhill, so we avoid leaving broken masonry exposed at the end of a working day and load it out in stages. Since selective demolition became mandatory in January 2024, old timber beams, roof tiles and metal from a farmhouse are separated as they come down rather than left mixed on a slope.

Frequently asked questions

Do you work in Maro as well as Nerja town?

Yes. We cover the whole municipality of Nerja, including Maro and the rural areas towards the sierra.

My rural house is reached by a dirt track. Can it still be demolished?

Usually yes. We assess the track first and choose compact machines, manual work or smaller loads so the rubble can leave safely.

Does being near the natural park change anything?

Land within 400 m of forest areas falls within the Zona de Influencia Forestal with fire-prevention duties. Your técnico should factor that into planning; we organise the site accordingly.

Is a licence needed because of the Cave of Nerja?

Only if your plot falls within a protected area or archaeological zone. For most town properties the question does not arise, but your técnico can confirm it.

Can you remove just an extension from my Nerja villa?

Yes. Partial demolitions of extensions, porches or annexes are common, with the remaining house protected and the joint left ready for your builder.

Do I have to travel to Nerja during the demolition?

No. Access can be given by a neighbour, agent or architect, and you follow the job through photos and messages in English.

Which permit does a demolition need here?

In Andalusia most total or partial demolitions go by declaración responsable filed with the ayuntamiento; protected buildings, protected settings and archaeological zones need a licence. Each town hall sets the documents in its ordinance.

Do I need permission to put a skip on the street?

Yes. Containers, machines or fencing on the public road need municipal authorisation, which each ayuntamiento regulates.

Can the plot be left ready for a new house?

Yes. We leave it cleared of demolition waste and, where agreed, with a basic levelling to the level your architect specifies.

What happens to the plot if I leave it after the demolition?

Owners must keep solares clean and safe; otherwise the town hall can order the clearing at the owner's expense. Leaving the plot cleared after the demolition avoids that.
