Demolition in the Serranía de Ronda

The Serranía de Ronda is a mountain comarca of white villages and scattered country houses. Owners from abroad often buy here, and a demolition is frequently the first step of a restoration or a rebuild.

In short

We demolish village houses, cortijos, farm buildings and unsafe structures across the 22 municipalities of the Serranía de Ronda, including Gaucín. Access usually decides the method, so we combine compact machines with manual work. Your técnico confirms the procedure with each ayuntamiento; we report to you in English.

What kind of comarca is the Serranía?

The Serranía de Ronda is an administrative comarca of 22 municipalities with Ronda as its capital, lying at the heart of the mountain system of the same name, which straddles Málaga and Cádiz. It is a mountain region dotted with pueblos blancos – Gaucín, Cortes de la Frontera, Benaoján, Montejaque, Jubrique, Genalguacil and many more.

For demolition that means two very different situations: houses in steep village centres, wall to wall with their neighbours, and isolated rural buildings reached by long tracks. Ronda itself has a protected historic centre and its own page: demolition in Ronda.

Village houses in Gaucín and the white villages

A typical request is an old village house, bought with the plan to rebuild it inside the same volume. The streets rarely allow a lorry to the door, so the work is mostly manual with small equipment, and the rubble is moved in small loads. Shared walls are inspected first and protected throughout, because the house next door is usually lived in.

Several villages have well-preserved historic cores. Where a building could be protected or lies in a protected setting, the demolition needs a licence rather than a declaración responsable; each ayuntamiento sets its documents and deadlines in its ordinance, so check with your técnico or the town hall.

Cortijos, ruins and long access tracks

In the countryside, owners often face a building that has been empty for years: collapsed roofs, cracked walls, outbuildings added over generations. If it is unsafe, the first priority is to make it safe; our page on emergency and unsafe buildings explains how that is approached. For planned work, see finca demolition.

Before quoting we need to know the track: its width, gradient, surface and where a vehicle can turn. In wet weather some tracks are impassable for heavy lorries, so dates are agreed with that in mind.

Land within 400 m of forest areas is in the Zona de Influencia Forestal, with fire-prevention duties under Ley 5/1999. On wooded rural plots your técnico should take this into account when the works are planned.

Old farm roofs and asbestos cement

Farm buildings in the Serranía often have corrugated asbestos-cement roofing. It is never broken up with the rest of the building: a RERA-registered company working as our subcontractor removes it first under its own approved work plan, and it is handled as hazardous waste separately from everything else. Our sister site explains this in detail for the comarca: uralita removal in the Serranía de Ronda.

Managing a mountain project from abroad

With long distances and few visits, clear communication matters even more. You can write to us in English, send photos of the building and the track, and receive a written quote and photo updates through the job. The routine is described on managing a demolition from abroad.

One comarca, many town halls – and a provincial boundary

The mountain range called the Serranía de Ronda continues into the province of Cádiz, but our service area is the provincia de Málaga. We therefore work in the 22 Málaga municipalities of the comarca and not in the villages on the Cádiz side, even when they are only a short drive from Gaucín.

Within Málaga, each village has its own ayuntamiento and ordinance. The procedure, the documents and the waste deposit – a fianza or guarantee that town halls require for construction and demolition waste and return once delivery to an authorised manager is proven – are set locally. Your técnico deals with the right town hall; we supply the delivery receipts that the deposit refund depends on.

Frequently asked questions

Do you work in Gaucín and the Genal valley villages?

Yes. We cover all 22 municipalities of the Serranía de Ronda, including Gaucín and the villages of the Genal valley.

My cortijo can only be reached by a dirt track. Is that a problem?

Not usually. We check width, gradient and turning space, then choose compact machines, smaller loads or manual work accordingly.

Part of my village house has already collapsed. What should I do first?

Make it safe: keep people away and have your técnico assess it. We can then shore or take down the dangerous parts as instructed.

Is the roof of my farm store likely to contain asbestos?

Older corrugated roofing often does. A RERA-registered subcontractor removes it before the rest of the demolition, and it is never mixed with other waste.

Can you work in winter in the mountains?

Yes, but dates depend on the condition of access tracks after rain, so we agree a flexible window with you.

Do I need a licence for a village house demolition?

If the building is protected or in a protected setting, yes; otherwise the declaración responsable route normally applies. Each ayuntamiento confirms its own procedure.

Do you deal with the town hall for me?

No. You and your técnico file the declaración responsable or licence application. We work with that documentation and provide any information about the works your técnico needs.

Is the demolition done by machine or by hand?

Usually both: the strip-out and the work next to boundaries or retained parts by hand, the main structure by machine.

Is a waste deposit required by the town hall?

Many town halls require a deposit or guarantee for construction waste, returned once delivery to an authorised manager is proven. The amount depends on the municipal ordinance.

Who arranges the disconnection of water and electricity?

The owner, with the supply companies, often through the architect or property manager. We check that supplies are cut before work starts.
