In short
We demolish villas, village houses and rural buildings in the nine municipalities of the Sierra de las Nieves, including Ojén, Istán, Tolox, Yunquera, Monda and Guaro. Access and the forest setting decide the method; your técnico confirms the procedure with each ayuntamiento, and we report in English.
Where is the Sierra de las Nieves, and what is built there?
The Sierra de las Nieves comarca groups nine municipalities, including Istán, Ojén, Tolox and Yunquera. The range is part of the Penibaetic System and reaches 1,919 m at La Torrecilla. Its core was declared a natural park in 1989 and a biosphere reserve in 1995, and it is a karst massif with numerous shafts and caves.
The building stock follows the terrain: villa developments close to Marbella, compact village centres on hillsides, and scattered country houses, stores and farm buildings on terraced land.
Ojén: villas on the edge of Marbella
Ojén lies next to the Sierra de las Nieves and borders Marbella to the south. The village is at about 309 m, among the Sierra Blanca, Sierra de Canucha and Sierra Alpujata, and is described as a small white village surrounded by orchards and hills. The municipality includes residential developments such as La Mairena, El Vicario and Palo Alto.
In these developments the requests resemble Marbella's: an older villa replaced by a new one, or terraces and annexes removed before a renovation. Sloping plots, retaining walls and winding access roads are the usual constraints. See house and villa demolition.
Istán and the mountain villages
Istán lies on the southern slope of the Sierra de las Nieves, below Sierra Blanca, in the Río Verde valley, near the La Concepción reservoir and some 15 km north-west of Marbella. It preserves a Moorish irrigation channel, the Acequia del Chorro.
In villages like Istán, Tolox or Yunquera, work on a house in the centre is mostly manual because of narrow, steep streets, and the rubble is moved in small loads. On terraced rural land, old irrigation channels and dry-stone walls are common features, so we ask your técnico which elements on the plot are to be kept before work starts. For rural buildings see finca demolition.
Permits, forest areas and heritage
Since 2024 Andalusian rules allow most demolitions by declaración responsable, except for protected buildings, protected settings and archaeological zones, which still need a licence. Each of the nine ayuntamientos sets its documents and deadlines in its own ordinance, so confirm them with your técnico or the town hall.
Land within 400 m of forest areas is in the Zona de Influencia Forestal, with fire-prevention duties under Ley 5/1999. That is relevant to many plots in this comarca, and your técnico should consider it when planning the works.
Uralita, rubble and remote owners
Rural buildings here often have old asbestos-cement roofs; they are removed first by a RERA-registered company working as our subcontractor, as explained by our sister site for uralita removal in the Sierra de las Nieves. Other rubble is sorted on site and taken to an authorised facility, with receipts sent to you. Owners abroad can follow everything in English, as described on managing a demolition from abroad.
Does karst ground change how a building is demolished?
It can. The Sierra de las Nieves is a karst massif with numerous shafts and caves, and on that kind of limestone ground hollows are not always visible from the surface. Before heavy equipment is placed on a rural plot, we ask your técnico where the machine can safely stand and where the old cesspit, cistern or well is located, since these are common on country properties.
Where the ground is uncertain, the work is organised so that the excavator works from known firm areas, such as the existing slab or the access track, and lighter equipment or hand tools deal with the rest. In a biosphere reserve, keeping the disturbance to the plot small is also simply good practice.

Frequently asked questions
Do you demolish villas in La Mairena and El Vicario?
Yes. We work in Ojén's residential developments, including La Mairena, El Vicario and Palo Alto, as well as in the village itself.
Can you work in Istán, Tolox and Yunquera?
Yes. We cover all nine municipalities of the Sierra de las Nieves comarca, including the mountain villages.
My plot has an old irrigation channel. Will it be removed?
Only if your project says so. We ask your técnico which features are to be kept and protect them during the work.
Does the natural park affect my demolition?
Plots within 400 m of forest areas fall within the Zona de Influencia Forestal, with fire-prevention duties; protected status may also affect the procedure. Your técnico should check both.
How do you reach houses on winding mountain roads?
We size machines and lorries to the road, use smaller loads where needed and combine mechanical and manual work.
I live on the coast and the house is in Ojén. Can I meet you on site?
Yes. Our office is in Marbella, close to Ojén and Istán, so a site meeting is easy to arrange.
Can the plot be left ready for a new house?
Yes. We leave it cleared of demolition waste and, where agreed, with a basic levelling to the level your architect specifies.
What happens to the plot if I leave it after the demolition?
Owners must keep solares clean and safe; otherwise the town hall can order the clearing at the owner's expense. Leaving the plot cleared after the demolition avoids that.
Can I organise a demolition here while I live abroad?
Yes. We communicate in English, send photos at each stage and coordinate directly with your architect and whoever holds the keys.
What happens if there is uralita on the roof?
Asbestos-cement is removed first by a RERA-registered company working as our subcontractor, under its approved work plan, and kept separate from all other waste.
