Villa and house demolition in Marbella

In Marbella most demolitions start with a plan to build something better on the same plot: an older villa makes way for a new house, or an outdated annexe is removed. Our base is in Marbella, so this is our home ground.

During: the same house partly demolished, brick and timber sorted into separate piles

In short

We demolish villas, houses, annexes and partial structures across Marbella, including San Pedro Alcántara, Nueva Andalucía, the Golden Mile, Sierra Blanca, Nagüeles and Elviria. Your técnico confirms the procedure with the ayuntamiento; we do the demolition, sort and remove the rubble and report to you in English with photos.

Why are so many Marbella demolitions knock-down-and-rebuild?

Marbella lies on the Mediterranean at the foot of Sierra Blanca and is the capital of the Costa del Sol Occidental. Much of its housing stock is detached villas on large plots in established urbanizaciones. When a villa no longer suits its owner, replacing it entirely is often more practical than adapting it, so the typical job is a complete house demolition that leaves the plot ready for the new project.

That kind of work has its own sequence: soft strip and separation of materials, the house itself, then foundations, terraces and hard landscaping as the project requires. It is described in detail on our house and villa demolition page, and the rebuild decision itself is discussed in is it worth knocking down and rebuilding.

Marbella's districts and their different settings

The municipality is more than one town. Besides the main town, it includes San Pedro Alcántara and Nueva Andalucía, each with its own district. In practice the settings we meet are:

  • The old town – the former walled precinct and the Barrio Alto and Barrio Nuevo around Plaza de los Naranjos: small buildings, narrow lanes and mostly manual work.
  • Villa areas such as the Golden Mile, Nagüeles, Sierra Blanca, Río Real, Elviria, Artola or Cabopino: large plots, gated access and close neighbours who expect a tidy site.
  • San Pedro Alcántara and Guadalmina: a mix of townhouses, older villas and partial demolitions for extensions.

Permits and archaeology: what to check in Marbella

Andalusian law has allowed most demolitions to proceed by declaración responsable since 2024, except where the building is protected, stands in a protected setting or lies in an archaeological zone, which still require a licence. Marbella has its own declaración responsable procedure for works; whether it covers demolition is to be verified. Ask your técnico or the ayuntamiento which route your project follows.

Archaeology is a real point here: the Las Bóvedas Roman baths are a Bien de Interés Cultural as an archaeological zone under Decree 227/2007. If your plot is in or near a protected area, expect the licence route. Our guide to demolition rules in Marbella, Estepona, Mijas and other towns sets out what is known about each.

Working inside a gated urbanización

Security gates, community rules on working hours and limits on heavy vehicles are normal in Marbella's developments. We confirm with the community administrator or security office how lorries get in, where machines can be unloaded and how the shared road is to be left. Dust is kept down with water, and adjoining walls and gardens are protected before the structure comes down.

If a skip or materials have to stand on the public street outside the urbanización, an occupation permit is needed before work starts.

A Marbella base for owners who are elsewhere

Because our office is in Marbella itself, meeting your architect on site or letting in a surveyor is straightforward. You receive a written quote and progress reports in English, and the waste delivery receipts at the end. If the plot also has a pool to remove, our sister site covers pool demolition in Marbella. For larger structures see building demolition, and for owners abroad managing a demolition from abroad.

Frequently asked questions

Do you demolish villas in Nueva Andalucía and on the Golden Mile?

Yes. We work across Marbella, including Nueva Andalucía, the Golden Mile, Sierra Blanca, Nagüeles, Río Real, Elviria and San Pedro Alcántara.

Can you meet my architect at the plot?

Yes. Our office is in Marbella, so a site meeting with your architect or técnico before the quote is easy to arrange.

Is my plot affected by the Las Bóvedas archaeological zone?

Only your técnico or the ayuntamiento can confirm that for a specific parcel. If a plot lies in an archaeological zone, Andalusian rules require a licence for the demolition.

Does Marbella accept a declaración responsable for demolition?

Marbella has a declaración responsable procedure for works; whether it includes demolition is to be verified. Your técnico should confirm the route before dates are set.

Will the urbanización let lorries in?

Normally yes, under its own rules. We agree access, unloading points and working hours with the administrator or security office before the job starts.

Can you leave the plot ready for the new villa?

Yes. After the demolition we remove the rubble and leave the plot clear and roughly levelled, as your project requires.

Is the demolition done by machine or by hand?

Usually both: the strip-out and the work next to boundaries or retained parts by hand, the main structure by machine.

Is a waste deposit required by the town hall?

Many town halls require a deposit or guarantee for construction waste, returned once delivery to an authorised manager is proven. The amount depends on the municipal ordinance.

Who arranges the disconnection of water and electricity?

The owner, with the supply companies, often through the architect or property manager. We check that supplies are cut before work starts.

What do you need to give me a quote?

Photos of the building and the access, the address or municipality, approximate size, what must stay standing and your deadline. A visit confirms the details.
