Demolition in Mijas, from the pueblo to the coast

Mijas is really three places in one municipality – a hillside white village, a long coastal strip of urbanizaciones and a busy residential area beside Fuengirola – and a demolition looks different in each.

After: cleared plot cordoned off with barrier tape

In short

We carry out house, villa and partial demolitions throughout Mijas, including Mijas Pueblo, La Cala de Mijas, Las Lagunas, Calahonda and Mijas Golf. Mijas uses an official declaración responsable for works and requires prior authorisation if the public road is affected; your técnico files it, and we do the work and report in English.

Three settings, three ways of working

Mijas belongs to the Costa del Sol Occidental, but its terrain varies sharply. Mijas Pueblo, the administrative centre, is a whitewashed hillside village at about 430 m. La Cala de Mijas is a coastal resort, and Las Lagunas is a residential and commercial area next to Fuengirola. Along Mijas Costa lie residential developments such as Calahonda and Riviera.

  • In the pueblo, steep and narrow streets limit machine size; much of the work is manual or done with compact equipment, and the rubble leaves in small loads.
  • On the coast, villas on sloping plots are the usual job, often with terraces and retaining walls.
  • In Las Lagunas, attached houses and buildings mean careful separation from neighbours and more partial demolitions.

What the Mijas town hall asks for

Mijas publishes an official declaración responsable for works that refers to article 293.1 of the Andalusian planning regulation (RGLISTA), the provision under which total or partial demolitions of unprotected buildings follow this route. Works that affect the public road need prior authorisation. The owner and their técnico prepare and file these documents; we carry out the demolition once they are in order.

Mijas is also one of the municipalities whose ordinances confirm a deposit or guarantee for construction and demolition waste. The amount depends on the municipal ordinance, and it is returned when delivery of the waste to an authorised manager is proven – which is exactly what the delivery receipts we pass on to you are for.

Old walls, watchtowers and older houses

Remains of the old town wall and several coastal watchtowers are still visible in Mijas. Where a plot is close to historic elements like these, ask your técnico early whether any protection applies, because protected buildings and settings still need a licence under Andalusian law.

In the village itself, older houses often share walls with their neighbours. Before anything is taken down, the shared wall is inspected and the sequence planned so that the neighbouring house stays sound and weatherproof. You can read more on this in common worries of foreign owners before a demolition.

Empty plots after the demolition

Owners must keep solares clean and safe; the Mijas ordinance allows the town hall to order the clearing and carry it out at the owner's expense if they do not. If your new build will not start straight away, we leave the plot cleared of rubble and roughly level, and you can plan follow-up visits with your agent or architect.

Handling a Mijas job from abroad

Many Mijas properties belong to owners living in the UK, Ireland or northern Europe. We work in English, agree a key holder and a single message thread, and send photos before, during and after. For a whole villa see house and villa demolition; the remote process is on managing a demolition from abroad. If the job is mostly interior – a kitchen, bathrooms or partition walls – our sister site covers interior demolition in Mijas.

Who prepares which document for a Mijas demolition?

Three parties share the paperwork, and knowing who does what avoids delays with the Mijas town hall. Your técnico competente drafts and signs the technical documentation – the proyecto or memoria técnica, the safety study and the estudio de gestión de residuos. As contractor, we prepare the plan de gestión de residuos that sets out how each fraction will be separated and where it goes; the dirección facultativa approves it.

You, as owner, sign the declaración responsable your técnico files and identify yourself with your DNI, NIE or NIF for the municipal and tax steps. At the end, our delivery receipts close the circle: they match the waste plan and support the return of the deposit.

Frequently asked questions

Can you demolish a house in Mijas Pueblo with its narrow streets?

Yes. In the village we use manual methods and compact equipment and remove the rubble in smaller loads where a lorry cannot reach the door.

Does Mijas use a declaración responsable for demolition?

Mijas has an official declaración responsable for works that cites article 293.1 of the RGLISTA. Your técnico confirms whether it applies to your building and files it.

Is there a waste deposit in Mijas?

Yes, the Mijas ordinance requires a deposit or guarantee for construction and demolition waste. It is returned once delivery to an authorised manager is proven with the receipts.

I need a skip outside my house in Las Lagunas. Who arranges permission?

Works affecting the public road in Mijas need prior authorisation, obtained through the owner or their técnico. We plan the skip position once it is granted.

Do you work in Calahonda and La Cala de Mijas?

Yes, along the whole of Mijas Costa, including Calahonda, Riviera, La Cala de Mijas and Mijas Golf.

What if my plot stays empty for a year after the demolition?

Keep it clean and safe; the town hall can order clearing at the owner's expense otherwise. We leave it free of rubble so upkeep is simple.

Is a waste deposit required by the town hall?

Many town halls require a deposit or guarantee for construction waste, returned once delivery to an authorised manager is proven. The amount depends on the municipal ordinance.

Who arranges the disconnection of water and electricity?

The owner, with the supply companies, often through the architect or property manager. We check that supplies are cut before work starts.

What do you need to give me a quote?

Photos of the building and the access, the address or municipality, approximate size, what must stay standing and your deadline. A visit confirms the details.

Can you demolish a house in the old town?

Yes, but in a protected historic centre the demolition needs a licence and, where applicable, heritage authorisation; confirm it with the ayuntamiento first. Narrow streets also mean more hand work.
