In short
We demolish village houses, coastal villas, extensions and rural buildings in Torrox and Torrox Costa, choosing manual or mechanical methods according to access. Your técnico confirms with the ayuntamiento which procedure applies; we remove and sort the rubble and keep you updated in English.
Village or coast: two different jobs
Torrox belongs to La Axarquía, on the Costa del Sol Oriental, at the foot of the Sierra de Almijara. The municipality has two centres: Torrox village, essentially its historic core at about 120 m above sea level, and Torrox Costa, where most people live.
In the village, houses stand wall to wall on steep lanes, and work is mostly manual with the rubble moved in small loads to where a vehicle can wait. On the coast, the jobs are more often detached houses, villas and apartment buildings, where machines can be used and lorries reach the plot.
Houses in Torrox village
Buyers of village houses often want to keep the volume and rebuild inside it, or take down a later addition that spoils the building. Before starting we check the shared walls with the neighbours, the state of the roof and floors, and the route the rubble will take. Because the village is the historic core, ask your técnico early whether any heritage protection applies: protected buildings and settings still need a licence in Andalusia, and each ayuntamiento sets its documents and deadlines in its own ordinance.
Our article on deciding whether to renovate or rebuild an old villa or finca helps if you are still weighing up the options.
Valley plots and rural buildings
The municipal area extends along the Torrox river valley, where old farm houses, stores and annexes stand on terraced land. Demolishing them is usually a matter of access: the width of the track, the slope and where a lorry can load. See finca demolition for how we approach rural buildings, and note that any asbestos-cement roofing is removed first by a RERA-registered company working as our subcontractor.
Coastal villas, pools and rubble
At Torrox Costa, replacing an older villa or removing an extension is the typical job; see house and villa demolition. Where a pool or terraces also have to go, our sister site covers pool demolition in Torrox, and we coordinate the two on one site.
Rubble is separated on site into concrete and masonry, wood, metals and the other fractions the waste law requires, then taken to an authorised facility. You receive the delivery receipts for your file; how this works is on demolition and debris removal.
Following the work from abroad
Torrox Costa has many owners from northern Europe. You can write to us in English, send photos and measurements, and receive a written, no-obligation quote. During the job we send photos before, during and after, and agree key handover with you or your representative in advance.
Safety documents and roles on a Torrox job
Every demolition, whether a village house or a coastal villa, has a safety study prepared under Real Decreto 1627/1997: either a full estudio de seguridad y salud or an estudio básico, depending on the scale of the job. Your técnico drafts it; as contractor, we turn it into our own plan de seguridad y salud, describing how the specific building will be taken down, how the lane is protected and how loads are moved.
In Torrox it is common for more than one firm to be on site – for example, a roofer finishing on the house next door or the builder of your new home arriving early. When several companies or self-employed workers take part, the promotor appoints a coordinador de seguridad y salud during execution. As an owner abroad, you are the promotor, so ask your técnico to arrange this appointment in good time.
For the municipal and tax steps you identify yourself with your DNI, NIE or NIF.

Frequently asked questions
Can you demolish a house on a steep lane in Torrox village?
Yes. We work mainly by hand with small equipment and move the rubble in small loads to the nearest point a vehicle can reach.
Is Torrox village a protected historic centre?
Your técnico or the ayuntamiento should confirm whether a protection applies to your building. If it does, the demolition needs a licence.
Do you work on farm buildings in the Torrox valley?
Yes. Old houses, stores and annexes on rural plots are regular jobs; access along the track is what we check first.
Can a villa and its pool at Torrox Costa be removed together?
Yes. We coordinate the pool work with our sister company so the whole plot is cleared in one sequence.
What happens to the rubble?
It is sorted on site, taken to an authorised facility, and you receive the delivery receipts.
I live in Germany. Can we communicate in English?
Yes. Quotes, questions and progress updates are all handled in English.
What happens if there is uralita on the roof?
Asbestos-cement is removed first by a RERA-registered company working as our subcontractor, under its approved work plan, and kept separate from all other waste.
Do you remove swimming pools as well?
Yes, as part of the same project, either by demolition or infill; our sister site for pool demolition explains the difference.
Can you demolish a building that is in ruin?
Yes, on the basis of a técnico's assessment. Ruined buildings are taken down from outside, with nobody working under unstable structure.
Do you work with my own architect?
Yes. We work to the documentation your técnico prepares and coordinate dates, cut lines and the handover level of the plot with them.
