Demolition in Vélez-Málaga, Torre del Mar and Caleta de Vélez

Vélez-Málaga is the capital of La Axarquía and a municipality of several settlements, from a protected historic town to coastal resorts and a farmed river plain. The right approach depends on which of them your property is in.

In short

In Vélez-Málaga's historic centre, declared a Conjunto Histórico-Artístico, a demolition needs a licence and, where applicable, heritage authorisation; elsewhere the declaración responsable route usually applies. The town hall also requires a waste deposit. We do the demolition, sort the rubble, pass you the receipts and report in English.

The historic centre of Vélez-Málaga

The historic centre of Vélez-Málaga was declared a Conjunto Histórico-Artístico by Decree 3480/1970, and the Real Convento de Santiago has been a Bien de Interés Cultural (Monument) since 2004. In a protected historic ensemble, a demolition needs a licence and, where applicable, authorisation from the heritage authorities – confirm the procedure with the ayuntamiento before agreeing any dates.

On site, the old town means attached houses, narrow streets and often only part of a building being taken down. Our partial demolition service covers that kind of job, carried out to your técnico's instructions on what is to be kept and how it is propped.

Torre del Mar, Caleta de Vélez and Benajarafe

The town occupies the Vélez river plain, about 37 km from Málaga, and opens onto the Mediterranean to the south. The population is spread over several settlements, including Torre del Mar and Caleta de Vélez on the coast, with Benajarafe further west.

On the coast, older houses and small apartment buildings are the common subjects: knocked down to make way for new homes, or partially demolished for renovation. Whole buildings are taken down top-down with dust control and protection for the street; see building demolition. In apartment buildings, the community of owners must be informed first, and works on common elements need the owners' meeting agreement.

Farm buildings in the vega

The river plain around the town is farmland, and with it come warehouses, stores and older country houses on agricultural plots. These are often larger structures with concrete floors, block walls and sheet roofing, where mechanical demolition is the natural choice. See finca demolition; for heavy concrete and warehouse work our sister site covers industrial demolition in Vélez-Málaga.

If a roof is asbestos cement, it is removed first by a RERA-registered company working as our subcontractor, and handled as hazardous waste on its own.

The waste deposit and your receipts

Vélez-Málaga is one of the municipalities whose ordinances confirm a deposit or guarantee for construction and demolition waste. Its amount depends on the municipal ordinance, and it is returned once delivery to an authorised manager is proven. Because we sort the rubble on site and take it to an authorised facility, you end the job with the delivery receipts needed to reclaim it.

  • Concrete, bricks, tiles and ceramics, kept apart where possible
  • Wood, metals, glass, plastic and plaster in separate fractions
  • Asbestos-containing material, if any, handled separately by the RERA-registered subcontractor

Organising a job in Vélez-Málaga from abroad

You can write to us in English, send photos and the address, and receive a written, no-obligation quote. Heritage procedures in the old town take time, so we plan around your técnico's calendar. During the work you receive photo updates, as explained on managing a demolition from abroad.

How is a farm building in the vega taken apart?

Warehouses and stores on the Vélez river plain are dismantled in a fixed order, because each layer is a different waste fraction. First the light roofing and any plastic sheeting come off; then the steel frame and purlins are cut and loaded as iron and steel (17 04 05); then the block walls are brought down by machine; finally the concrete floor slab is broken and removed as concrete (17 01 01).

Irrigation pipework and tanks are cleared separately as plastic (17 02 03). Keeping the fractions this clean is what turns a large rural building into a set of receipts your técnico can use to reclaim the waste deposit from the Vélez-Málaga town hall.

Frequently asked questions

Can I demolish a house in the old town of Vélez-Málaga?

Possibly, but with the protected-centre procedure: a licence and, where applicable, heritage authorisation. Your técnico confirms it with the ayuntamiento.

Do you work in Torre del Mar and Caleta de Vélez?

Yes. We cover the whole municipality, including Torre del Mar, Caleta de Vélez, Benajarafe and the rural areas of the vega.

Is there a waste deposit in Vélez-Málaga?

Yes. The town hall requires a deposit or guarantee for demolition waste, returned once you prove delivery to an authorised manager.

Can you demolish an old farm warehouse in the vega?

Yes. Larger farm buildings are usually demolished mechanically, with any asbestos-cement roofing removed first by a RERA-registered subcontractor.

My flat is in Torre del Mar. What do I need before removing walls?

Inform the community of owners; if common elements are affected, the owners' meeting must agree. Your técnico defines what can be removed.

Will you start before the heritage authorisation arrives?

No. In the protected centre we schedule the work only once the licence and any heritage authorisation are in place.

Can you demolish a building that is in ruin?

Yes, on the basis of a técnico's assessment. Ruined buildings are taken down from outside, with nobody working under unstable structure.

Do you work with my own architect?

Yes. We work to the documentation your técnico prepares and coordinate dates, cut lines and the handover level of the plot with them.

Do you demolish garages, annexes and outbuildings on their own?

Yes. A single annex, garage or store can be demolished as a partial demolition while the house stays.

What does a demolition cost here?

It depends on structure, size, access, hand work and waste. We do not publish prices; you get a written quote, and our price site has a calculator for a first rounded band.
