In short
Demoliciones Málaga works in both parts of Casares: the historic village and Casares Costa. Casares was declared a Conjunto Histórico-Artístico in 1978, so a demolition in the old village needs a licence and, where applicable, heritage authorisation, confirmed with the town hall. In Casares Costa, villa and partial demolitions generally go by declaración responsable, filed by the owner and their técnico.
Two very different starting points
Casares belongs to the Costa del Sol Occidental comarca. The village sits on a hill between the Serranía de Ronda, the Costa del Sol and the Campo de Gibraltar, with the ruins of an Arab castle at the top. Down by the sea, Casares Costa is a much newer landscape of villas, townhouses and apartment complexes.
If you are wondering which rules and which method apply to your property, start with where it is:
- In the historic village: treat any demolition as heritage-sensitive, expect a licence, and plan for hand work in steep, narrow streets.
- In Casares Costa: the usual route is a declaración responsable, and the job is a conventional villa demolition or a partial demolition.
- In the countryside between them: rural houses and outbuildings, often with long tracks; access decides the method.
The historic village: licence, heritage and a light touch
Casares was declared a historic-artistic ensemble (Conjunto Histórico-Artístico) in 1978. In a protected historic ensemble, a demolition needs a licencia urbanística and, where applicable, heritage authorisation; the declaración responsable that covers most demolitions in Andalusia since 2024 does not apply to protected buildings or settings. Confirm the route with the Ayuntamiento de Casares through your técnico before planning anything.
In practice, what may be removed in the old village is often limited: a collapsed rear section, later additions, an unsafe roof, interior partitions. That kind of work is done almost entirely by hand, from the top down, with materials carried to a point where they can be loaded. If part of the house threatens the street or a neighbour, it is handled as an unsafe building, still within what the town hall authorises.
Casares Costa: villas, townhouses and rebuild projects
On the coast the picture changes. Owners of villas built a few decades ago often decide that a new house on the same plot makes more sense than a deep renovation, and owners of townhouses want to remove a closed-in terrace or an extension. For a non-protected building, the demolition generally goes by declaración responsable; each town hall sets the documents and timescales in its ordinance, so check them with your técnico.
If the property is part of a complex under propiedad horizontal, the community of owners must be informed before structure or façade elements are demolished, and works affecting common elements need the owners' meeting agreement. Pools, terraces and garden walls that come out with the villa are covered on the sister site's page on pool demolition in Casares.

Running a Casares demolition from abroad
Many Casares owners live in Gibraltar, the UK or elsewhere in Europe for most of the year. We set up the job so you do not have to be there: you send photos, the address and the architect's details; we agree the scope, the dates and what must stay in writing, in English, and send you photos as the work progresses.
The rubble is sorted on site and delivered to an authorised waste manager, and you receive the delivery receipts. Our page on managing demolition from abroad walks through the process, and the blog post on common worries of foreign owners answers the questions most people ask first. Nearby we also cover Manilva and Estepona.

Frequently asked questions
Can I knock down my house in the old village of Casares?
Only within what a licence and, where applicable, heritage authorisation allow. Casares is a declared historic-artistic ensemble, so the protection level of your building must be checked first.
Is demolition in Casares Costa simpler?
Generally yes. A non-protected villa or townhouse on the coast is usually demolished under a declaración responsable, with documents set by the town hall.
How do you work in the steep streets of the village?
Mostly by hand, from the roof downwards, carrying rubble to a loading point. Small machines are used only where the street allows.
My townhouse is in a complex. What must I do before removing the terrace?
Inform the community of owners, and if the work affects common elements, obtain the owners' meeting agreement before setting dates.
Can you remove the pool along with the villa?
Yes. Pools, terraces and garden walls can be part of the same demolition; the sister site for pool demolition explains the options in detail.
Can you send updates to my architect as well as to me?
Yes. Photo updates and site information can go to you and your architect at the same time.
Do you work with my own architect?
Yes. We work to the documentation your técnico prepares and coordinate dates, cut lines and the handover level of the plot with them.
Do you demolish garages, annexes and outbuildings on their own?
Yes. A single annex, garage or store can be demolished as a partial demolition while the house stays.
What does a demolition cost here?
It depends on structure, size, access, hand work and waste. We do not publish prices; you get a written quote, and our price site has a calculator for a first rounded band.
Do you demolish houses and villas in this area?
Yes. We carry out house, villa, building and finca demolitions across the whole province of Málaga, coastal and inland.
