In short
Demoliciones Málaga demolishes villas and houses across Estepona, including Bel-Air, Cancelada, El Padrón, El Velerín, Selwo, El Paraíso, Valle Romano and Benavista, and works in the old town as well. Villa jobs are usually knock-down-and-rebuild projects on established plots. Estepona sets its own documents in its ordinance, so the owner's técnico confirms the procedure before we start.
Where in Estepona, and what kind of job
Estepona is on the Costa del Sol Occidental, with about 21 km of coastline and a municipal area that climbs into the Sierra Bermeja, which reaches 1,449 m at Los Reales. Between the sea and the mountains lie the residential areas where most of our villa work happens: Atalaya-Isdabe, Bel-Air, Nueva Atalaya, Cancelada, El Padrón, Bahía Dorada, El Velerín, Selwo, El Paraíso, Valle Romano, Benavista, Los Flamingos and Costa Natura.
| Situation | Usual service |
|---|---|
| Older villa replaced by a new house on the same plot | House and villa demolition |
| Extension, upper floor or annex removed, rest kept | Partial demolition |
| Small house in the old town rebuilt between neighbours | Manual or combined demolition with debris removal |
Knocking down a villa in Bel-Air, Cancelada or El Paraíso
On the established estates, villas typically sit on generous plots with gardens, pools and terraces, and neighbours a hedge away. A villa demolition in El Paraíso or Valle Romano is usually machine work, but organised carefully:
- Utilities disconnected by the supply companies, as arranged by you or your architect.
- Interior strip-out and separation of wood, metals, glass, plastics and plaster.
- Roof and structure taken down from the side away from the neighbours, with water to keep the dust down.
- Slab and foundations removed only as far as the new project needs; boundary walls and trees marked for keeping are protected.
- Sorted rubble loaded and taken to an authorised waste manager; receipts sent to you.
If the plot's pool and terraces go too, the sister site covers pool demolition in Estepona. Concrete-heavy structures such as large basements or commercial buildings are the subject of industrial demolition in Estepona.
The old town: low houses and narrow streets
Estepona's old town keeps narrow streets and small one-storey houses, mostly from the 18th and 19th centuries. A rebuild there is a different job from a villa: the house shares walls with its neighbours, the street may not take a truck, and anything stored outside needs a road occupation permit. We work mainly by hand or with compact machinery and remove rubble in small loads.
If the work stays inside the house, for instance taking out partitions, kitchens or bathrooms while the shell remains, the sister site on interior demolition in Estepona is the better place to start. Ask your técnico to check whether the building has any heritage protection, because protected buildings need a licence rather than a declaración responsable.
Permits and remote management in Estepona
Estepona sets its own documents and timescales in its ordinance; check them with your técnico or the Ayuntamiento de Estepona. For a non-protected building, the general Andalusian route since 2024 is the declaración responsable. The town hall may also require a deposit or guarantee for construction and demolition waste, returned once delivery to an authorised manager is proven. Our guide to demolition rules in Estepona and other Costa del Sol towns goes into more detail.
Most Estepona villa owners follow the work from abroad. We agree the scope in writing in English, coordinate dates with your architect and send photos at each stage; see managing demolition from abroad. Frequently asked questions
Which parts of Estepona do you cover?
The whole municipality, including Atalaya-Isdabe, Bel-Air, Nueva Atalaya, Cancelada, El Padrón, Bahía Dorada, El Velerín, Selwo, El Paraíso, Valle Romano, Benavista, Los Flamingos, Costa Natura and the old town.
Can you keep the boundary wall and mature trees?
Yes. Before the work starts we mark with your técnico what stays, and the machine works around it.
Do I need a licence to demolish my villa in Estepona?
For a non-protected building the general route is a declaración responsable; protected buildings need a licence. Estepona sets the documents in its ordinance, so your técnico should confirm.
Can a small house in the old town be demolished by hand?
Yes. In the old town we work mainly by hand or with compact machines and remove rubble in small loads.
Will I get the waste delivery receipts?
Yes. Rubble goes to an authorised waste manager and the delivery receipts are passed to you or your técnico, which also helps recover any waste deposit.
Can you start before I arrive in Spain?
Yes, once the paperwork is in order and dates are agreed with your architect. You follow progress through photo updates.
Do you remove swimming pools as well?
Yes, as part of the same project, either by demolition or infill; our sister site for pool demolition explains the difference.
Can you demolish a building that is in ruin?
Yes, on the basis of a técnico's assessment. Ruined buildings are taken down from outside, with nobody working under unstable structure.
Do you work with my own architect?
Yes. We work to the documentation your técnico prepares and coordinate dates, cut lines and the handover level of the plot with them.
Do you demolish garages, annexes and outbuildings on their own?
Yes. A single annex, garage or store can be demolished as a partial demolition while the house stays.
