Demolition in Cómpeta, Frigiliana and the rest of La Axarquía

In the white villages of La Axarquía, such as Cómpeta and Frigiliana, foreign owners often buy a village house or a campo property that needs more than a renovation. We demolish them, partly or completely, across the 31 municipalities of the comarca, and keep you informed in English.

In short

Demoliciones Málaga carries out house, villa and finca demolitions in Cómpeta, Frigiliana and the rest of La Axarquía, by hand, by machine or combined, and removes the rubble sorted by material. Mountain villages mean narrow lanes, steep plots and long tracks, so access decides the method. In protected historic centres such as Vélez-Málaga, a demolition needs a licence and, where applicable, heritage authorisation.

La Axarquía: mountains behind a coast

La Axarquía occupies the eastern end of Málaga province and comprises 31 municipalities. It is a mountainous comarca, with the Tejeda and Almijara ranges and its highest point at La Maroma (2,069 m). Its coastal municipalities make up the Costa del Sol Oriental, and Vélez-Málaga is its historic capital and main town.

Our service area includes every municipality of the comarca. On the coast and lower valley: Vélez-Málaga, Rincón de la Victoria, Nerja, Torrox and Algarrobo. In the mountains and inland: Cómpeta, Frigiliana, Colmenar, Periana, Benamocarra, Riogordo, Alcaucín, La Viñuela, Almáchar, Canillas de Aceituno, Sayalonga, Benamargosa, Comares, Arenas, Moclinejo, Alfarnate, Iznate, El Borge, Canillas de Albaida, Totalán, Sedella, Cútar, Macharaviaya, Árchez, Alfarnatejo and Salares.

Cómpeta and Frigiliana: village houses on steep lanes

The mountain villages of the Axarquía are built on slopes, with whitewashed houses on narrow, often stepped lanes. A house demolition in Cómpeta or Frigiliana is therefore rarely a machine job from the street. What usually happens is:

  • Roof tiles, timbers and reusable items removed by hand first.
  • Walls taken down in sections, with the neighbours' party walls propped and protected.
  • Rubble carried or moved with small equipment to the nearest point a vehicle can reach.
  • Where a compact machine fits, it is used for breaking and loading to shorten the job.

If a village house is already partly collapsing, our service for unsafe and ruined buildings covers making it safe first. Where only a later extension or roof terrace goes and the house stays, it becomes a partial demolition.

Campo houses and fincas on the hillsides

Outside the villages, many foreign owners in the Axarquía have a campo house on a terraced plot, reached by a long and sometimes unpaved track. Replacing it, or clearing old stores, pens and water tanks, falls under finca demolition or, when a new home follows, house and villa demolition. Track width, gradient and turning space determine the machine size and the number of truck runs, and these are the main cost factors; the sister site's demolition calculator explains how they combine.

Older rural buildings here frequently have fibre-cement roofs. That material is removed by a RERA-registered company working as our subcontractor, under its own approved work plan, and kept apart from all other waste. Details are on uralita removal in La Axarquía. Plots near the sierras may also lie in the Zona de Influencia Forestal (within 400 m of forest areas), which brings fire-prevention duties: the plot must be left clean and safe.

Permits across 31 town halls, and working from abroad

For a non-protected building, a demolition in Andalusia generally goes by declaración responsable filed with the town hall; each of the Axarquía's ayuntamientos sets its own documents and timescales in its ordinance. Protected buildings and settings need a licence. Vélez-Málaga's historic centre is a declared Conjunto Histórico-Artístico, so a demolition there needs a licence and, where applicable, heritage authorisation; confirm it with the town hall. The town hall can also require a deposit or guarantee for demolition waste, returned once you prove delivery to an authorised manager.

Most of our Axarquía clients live abroad for at least part of the year. We work from your técnico's documentation, coordinate with your architect and send photo updates in English. Town pages nearby: Nerja, Torrox, Vélez-Málaga, Rincón de la Victoria and Algarrobo. Before you commit, read what owners wish they had known.

Services

Frequently asked questions

Do you demolish houses in Cómpeta and Frigiliana?

Yes. Village houses, campo homes and outbuildings in Cómpeta, Frigiliana and the other mountain villages of La Axarquía are within our service area.

Can a village house on a stepped lane be demolished?

Yes, mostly by hand: the house is taken apart from the roof down and the rubble is moved to the nearest point a vehicle can reach.

Which towns in La Axarquía do you cover?

All 31 municipalities of the comarca, from Vélez-Málaga, Nerja, Torrox and Rincón de la Victoria on the coast to the mountain villages inland.

Is there a different permit for each town?

The general route is the same, a declaración responsable for non-protected buildings, but each town hall sets its own documents and timescales. Your técnico confirms them locally.

My campo house has a uralita roof. What happens to it?

It is removed by a RERA-registered company working as our subcontractor and handled separately as hazardous waste; we coordinate the rest of the demolition.

Can you reach a house on an unpaved mountain track?

Usually. We check the track on the site visit and choose machine size and truck runs accordingly; very tight access means more hand work.

Is a waste deposit required by the town hall?

Many town halls require a deposit or guarantee for construction waste, returned once delivery to an authorised manager is proven. The amount depends on the municipal ordinance.

Who arranges the disconnection of water and electricity?

The owner, with the supply companies, often through the architect or property manager. We check that supplies are cut before work starts.

What do you need to give me a quote?

Photos of the building and the access, the address or municipality, approximate size, what must stay standing and your deadline. A visit confirms the details.

Can you demolish a house in the old town?

Yes, but in a protected historic centre the demolition needs a licence and, where applicable, heritage authorisation; confirm it with the ayuntamiento first. Narrow streets also mean more hand work.
