Villa demolition in Benahavís and across the Costa del Sol Occidental

Across the western Costa del Sol, demolition usually means replacing an older villa with a new one. Benahavís, with its mountain estates such as La Zagaleta, La Quinta, El Madroñal and Los Arqueros, is where those projects are most demanding, and it is one of the nine municipalities we cover in this comarca.

In short

Demoliciones Málaga demolishes villas and houses in Benahavís, including La Zagaleta, La Quinta, El Madroñal and Los Arqueros, and in the other eight municipalities of the Costa del Sol Occidental. On mountain estates, access, slopes, retaining walls and estate rules shape the job more than the size of the villa. The owner and their técnico file the declaración responsable or licence; we carry out the demolition.

The comarca we cover

The Costa del Sol Occidental comprises nine municipalities: Benahavís, Benalmádena, Casares, Estepona, Fuengirola, Manilva, Marbella, Mijas and Torremolinos. It is a narrow coastal strip facing the Mediterranean, closed to the north by ranges such as the Sierra de Mijas, Alpujata, Blanca and Bermeja, with Marbella as its capital. Torremolinos was the first Costa del Sol resort to be developed for tourism, from the late 1950s, so some of the oldest holiday building stock on the coast is here.

Each municipality has its own page: Marbella, Estepona, Mijas, Fuengirola, Benalmádena, Torremolinos, Casares and Manilva. Benahavís, which does not have a separate page, is covered in detail below.

Benahavís: villa demolition on mountain estates

Benahavís is a mountain village on the southern face of the Serranía de Ronda, about 7 km from the coast, and is regarded as one of the most mountainous villages on the western Costa del Sol. Its municipal area is crossed by the Guadalmina, Guadaiza and Guadalmansa rivers. For a villa demolition in La Zagaleta, La Quinta, El Madroñal or Los Arqueros, that terrain translates into a specific set of questions:

  • Access: winding estate roads, gate control and weight or size limits for trucks and machines.
  • Slopes: villas built on platforms with tall retaining walls that must stay standing.
  • Estate rules: working hours, notice to the estate management and cleanliness of shared roads.
  • Size of the villa: large houses with basements, pools, staff quarters and extensive terracing.

We plan these jobs around the estate's requirements and your architect's project, often removing the villa in phases: strip-out, superstructure, then slabs and basements only as far as the new design needs.

Permits, protected areas and fire prevention

For a villa that is not protected, a demolition in Andalusia generally goes by declaración responsable filed with the town hall; protected buildings, protected settings and archaeological zones need a licence. Each ayuntamiento on the Costa del Sol sets its own documents and timescales in its ordinance, so the exact list for Benahavís or any neighbouring town should be checked with your técnico or the town hall. Our guide on demolition rules in Marbella, Estepona, Mijas and other towns explains what varies.

Much of Benahavís borders the sierra. In Andalusia, land within 400 m of forest areas is in the Zona de Influencia Forestal, with fire-prevention duties for owners. During and after a demolition that means no loose timber stacks, no abandoned rubble and a clean, safe plot at handover.

If a skip, truck or crane needs to stand on a public road, an occupation permit from the town hall is required. Inside a private estate, the estate's own rules apply.

Waste, pools, uralita and owners who are elsewhere

Large villas produce large, mixed volumes of material: concrete, brick, stone cladding, timber, glass, metals and gypsum. Everything is sorted on site, as Ley 7/2022 requires, and delivered to an authorised waste manager, with receipts for your file. Our demolition and debris removal service covers loading and transport until the plot is clear. Pools and terraces in Benahavís are explained on the sister page on pool demolition in Benahavís, and older roofs or tanks with fibre-cement on uralita removal on the Costa del Sol Occidental.

Most villa owners in this comarca are not on site during the work. We agree scope and dates in writing with you and your architect, and send photo updates in English at each stage. Frequently asked questions

Do you demolish villas in La Zagaleta and other gated estates?

Yes. We work in La Zagaleta, La Quinta, El Madroñal, Los Arqueros and other estates in Benahavís, following each estate's access and working rules.

Which municipalities of the Costa del Sol Occidental do you cover?

All nine: Benahavís, Benalmádena, Casares, Estepona, Fuengirola, Manilva, Marbella, Mijas and Torremolinos.

Can a large villa with a basement be demolished in phases?

Yes. We typically strip the interior, take down the superstructure and then remove slabs and basement walls only as far as the new project requires.

Do the retaining walls on my plot come down too?

Only if the architect's project says so. Retaining walls on mountain plots often hold the ground and the road, so they are normally kept.

Does the estate need to be informed before the demolition?

In practice yes: gated estates usually set rules on access, working hours and road cleanliness, and we plan the job around them with the estate management.

Who files the permit for a villa demolition in Benahavís?

You and your técnico. We work from that documentation and agree dates with your architect once the town hall procedure is clear.

Can you demolish a house in the old town?

Yes, but in a protected historic centre the demolition needs a licence and, where applicable, heritage authorisation; confirm it with the ayuntamiento first. Narrow streets also mean more hand work.

Can old materials be kept for reuse?

Yes. Tiles, stone, beams or ironwork are set aside during the selective strip-out before the structure comes down.

Which language are the quote and updates in?

In English or Spanish, as you prefer. Technical terms such as declaración responsable or licencia are kept in Spanish with an explanation.

Is the rubble taken away?

Yes. Waste is sorted on site, taken to an authorised facility and documented with delivery receipts that you receive.
